WHAT MUST I BRING WITH ME TO TOUR AN APARTMENT?
A valid, government-issued photo ID or a passport.
WHAT ARE THE INCOME AND CREDIT QUALIFICATIONS?
Applicants are approved upon favorable credit report, background check, rental history, employment history, and gross earnings equal to or greater than three and a half times the monthly rental amount. All screening is performed by a third-party company.
WHAT ARE YOUR APPLICATION & ADMINISTRATIVE CHARGES?
Application Fee: $80
Administrative Fee: $295
Deposit: $1000 up to 1 month's worth of rent (determined during the screening process)
WHEN IS MY RENT PAYMENT DUE?
Rent is due on the 1st of each month; the grace period is through the 3rd of each month.
DO YOU ACCEPT ELECTRONIC PAYMENTS?
Yes, you can pay online and set up recurring ACH payments via the resident portal. No transaction fees apply for recurring ACH payments. We accept Visa, Mastercard, American Express, and Discover (see transaction fees below).
Please note that if an online payment doesn't go through, a $75 NSF fee will incur and may subject rent payment to certified funds only.
Visa: Each card transaction will have a service fee of 3.1% of the monthly scheduled billing charges on that residentâ€™s account (concessions not included).
Mastercard, American Express, and Discover: Each card transaction will have a service fee of 3.1% of the transaction amount.
IS THERE A PLACE WHERE I CAN PAY MY RENT AFTER OFFICE HOURS?
Rent is paid online through your resident portal, which you can access 24/7.
If you are unable to pay online, please contact the leasing office.
WHAT DAY OF THE MONTH AM I LIABLE FOR A LATE CHARGE?
A $150 late fee will apply on the 4th of the month.
WHAT UTILITIES ARE INCLUDED IN MY LEASE?
None - utilities are separate and billed by the provider and/or third-party billing company.
Electricity is via Duke Energy, cable/internet via Spectrum, and we set up water for the unit via RealPage Utility.
AM I REQUIRED TO HAVE RENTER'S INSURANCE?
Yes, $100,000 personal liability and the policy must list your address, all adults on the lease, and Heritage Estates as an Interested Party.
WHAT ARE YOUR LEASE TERMS?
Leases can be anywhere from 7 - 13 months.
CAN I BREAK THE LEASE?
Yes, there is a lease buyout agreement connected to the lease. Please refer to the Choice of Damages, Early Termination Addendum located in your lease or call the office for additional details.
I'M MOVING OUT, WHAT DO I NEED TO DO?
1) Provide the Leasing Office sixty (60) days written notice of your intent to move out, signed by ALL leaseholders.
2) Provide your forwarding address.
3) Pay all monies due and utilities through your lease end date.
4) Remove all belongings and clean your apartment.
5) Turn in all keys, gate cards, and access devices.
6) Visit moversguide.usps.com to change your address.
IS MY SECURITY DEPOSIT REFUNDABLE?
Yes, less any damage, fees, and/or monies owed as determined when you move out. Please verify we have your correct forwarding address. Refunds are processed within 15-30 days from your move-out date.
IS THERE SECURITY ON PROPERTY?
Yes - our courtesy officer lives on site. They can be contacted at 407.275.9095 Extension 4.
ARE THERE ANY SPECIAL FEES, OR MONTHLY CHARGES TO HAVE A PET?
Pet Fee per pet is $400.
Fees are non-refundable/non-transferable.
$25 Monthly Pet Rent per pet.
Registration with PetScreening.com is required. There is a $20 registration fee per owner and $15 for a second pet (fees paid directly to PetScreening.com)
WHAT KINDS OF PETS DO YOU ALLOW?
Domesticated dogs and cats only; no aggressive breeds or exotic pets.

HOW MANY PETS MAY I HAVE?
2 per apartment home.
IF SOMETHING NEEDS TO BE REPAIRED IN MY APARTMENT, HOW DO I REPORT IT?
You can submit a work order online through your resident portal or call the leasing office. Our on-site maintenance team will resolve your request as timely as possible.
DO YOU HAVE RESERVED PARKING?
No, however, we do have detached garages for rent ($135 - $150) if you would like a reserved space.
Standard garages are 10.5 x 18.5 and large garages are 13 x 18.5.
CAN I INSTALL MY SATELLITE DISH AT MY APARTMENT?
Yes, your satellite dish must be on a tripod inside your patio or balcony only; drilling holes through exterior walls is prohibited. Check with your provider to see if your home location receives service.
WILL YOU ACCEPT MY DELIVERY PACKAGES FOR ME?
We have a Package Concierge locker system that will store your packages and text you delivery notifications when your packages arrive. Registration requires a $10 required fee per leaseholder.
THERE IS A PERSON THAT MIGHT BE STAYING WITH ME FOR A WHILE, IS THAT PERMITTED BY THE LEASE?
No, any person staying longer than 14 days will need to be added to the lease. Persons 18 years or older will need to complete the application process and meet all requirements. Please call the office for details.
MY CHILDREN LIVE WITH ME FOR THE SUMMER, DO I NEED TO NOTIFY THE OFFICE WHEN THEY ARRIVE.
Yes, so we can add them as "occupants" on the lease.
